Common Causes of Roof Leaks and How They Are Fixed
A roof leak is not always where it appears. Water can travel along timbers and membranes before showing on a ceiling, which is why finding the cause matters more than patching the symptom. These are the most common causes of roof leaks and how each is usually fixed.
Common Causes of Roof Leaks
Slipped, Cracked or Missing Tiles
Wind, frost and corroded nails can dislodge tiles or slates. The fix is usually to replace or re-secure the affected tiles and check the underlay beneath.
Failed Flashings
Lead or mortar flashings seal the joins between the roof and chimneys or walls. When they lift, crack or perish, water runs in behind them. They are renewed or re-dressed.
Worn Ridge and Hip Mortar
Cracked mortar lets water in and can allow ridge tiles to loosen. Re-bedding or mechanically fixing the ridge resolves this.
Blocked or Damaged Valleys
Valleys channel large volumes of water. Debris build-up or worn valley linings cause overflows into the roof. Clearing or relining the valley is the usual repair.
Flat Roof Splits and Edge Failures
On extensions and garages, splits in the covering or failed edge details are common sources of leaks.
Condensation
Not every damp loft is a leak. Poor ventilation can cause condensation that looks similar, and the solution is ventilation rather than roof repair.
