Signs Your Fascias and Soffits Need Replacing
Fascias and soffits are the boards along the edge of your roof. Fascias carry the gutters and close off the rafter ends; soffits sit underneath and often provide ventilation to the roof space. Because they are easy to overlook, problems are often spotted late. Here are the signs to look for.
Signs Your Fascias and Soffits Need Attention
- Flaking paint or soft timber — wooden boards that feel spongy or crumble are likely rotting.
- Sagging or uneven gutters — often a sign the fascia behind no longer holds fixings securely.
- Water stains on walls below the roofline, suggesting gutters are overflowing or leaking behind the board.
- Gaps, holes or nesting activity — damaged soffits can let birds, wasps or rodents into the roof space.
- Condensation or mould in the loft — can point to blocked or missing soffit ventilation.
Repair or Replace?
An isolated damaged section can sometimes be repaired, but where rot is widespread, replacement is usually more cost-effective. Replacement also gives the chance to check the rafter ends and the bottom row of tiles, and to install ventilation where needed.
Timber or uPVC?
Painted timber suits some period properties but needs regular redecoration. uPVC boards need very little maintenance beyond occasional cleaning. The right choice depends on the property and how it looks.
