What Happens During a Re-Roof: A Step-by-Step Guide
If you have been told your roof needs replacing, it helps to know what the work involves. This step-by-step guide explains what normally happens during a full re-roof of a pitched roof, so you know what to expect and what to ask.
1. Survey and Quotation
The roof is inspected to confirm replacement is necessary, and the scope, materials, access and timescale are agreed. A good quote will itemise scaffolding, waste removal and any allowance for replacing damaged timber.
2. Scaffolding and Protection
Scaffolding provides safe access and edge protection. Gardens, drives and conservatories near the work area are protected where needed.
3. Stripping the Old Roof
Old tiles or slates, battens and underlay are removed. Sound tiles or slates may be salvaged for reuse where they suit the new roof.
4. Checking the Timbers
Once exposed, rafters and other timbers are checked. Any rot or damage is discussed with you before repair.
5. Membrane, Battens and Ventilation
A breathable membrane and new treated battens are fitted, with ventilation planned to reduce condensation in the roof space.
6. New Covering and Details
New tiles or slates are laid, followed by ridge, hip, verge and valley details and new flashings around chimneys and walls.
7. Final Checks and Clear-Up
The roof is inspected, gutters cleared and waste removed before scaffolding comes down.
