Commercial Flat Roof Materials Compared: EPDM, GRP and Felt

Many shops, offices, workshops and small commercial units have flat or low-pitched roofs. Choosing the right covering affects how long the roof lasts, how much maintenance it needs and how it copes with foot traffic and standing water. This guide compares the most common options so you can have a better-informed conversation with any roofer.

What Matters Most on a Commercial Flat Roof

  • Drainage — larger flat areas are more prone to ponding, so falls, outlets and gutters need to be designed properly.
  • Access and foot traffic — roofs with plant, vents or regular maintenance visits need a covering that tolerates being walked on.
  • Disruption — some systems can be installed with less disruption to a working business than others.
  • Detailing — upstands, rooflights and penetrations are where most leaks start, whichever material is used.

The Main Flat Roof Coverings Compared

EPDM (Rubber) Membranes

EPDM is a single-ply synthetic rubber, usually laid in one large sheet with few joints. It is flexible, copes well with temperature changes and is relatively quick to install. It can be punctured by sharp objects, so walkways are worth considering where there is regular access.

GRP (Fibreglass)

GRP is laid as a liquid resin over a reinforcing mat, creating a seamless, hard-wearing surface. It is well suited to roofs that are walked on and to complex shapes, but it needs dry conditions to cure properly.

Reinforced Bitumen (Torch-On Felt)

Modern multi-layer felt systems are a long-established option and are often used on larger roofs. Quality has improved considerably compared with older single-layer felts.

Repair, Overlay or Replace?

If only small areas have failed, a targeted repair may be enough. If the deck beneath is sound but the covering is worn throughout, some systems can be overlaid. Where the deck is wet or damaged, full replacement is usually the only reliable fix. An inspection is the only way to know which applies.

If your flat roof needs replacing, our re-roofing service in Wilmslow covers flat roof replacement as well as pitched roofs.
